Tip 1: Before you Buy Agriculture Land

Today I will give you the first important tip that you will not find on any website, YouTube, or blog. I am not addressing the legal points but I will be discussing the quality of the land which is the deciding factor in the buying process and is directly related to your purpose of purchasing agricultural land.

You must have seen plenty of blogs, and websites talking about the legal documents and checkpoints to verify and ensure the authenticity of the land before you buy land however none of these sites or blogs tells you how to judge the quality of the land and how to select the best land aligned with your objective.

First, you must be very focused and firm on your objective and purpose of buying the land. It means what is your plan and what you will do after you purchase land. I am listing down common goals people have when they decide to purchase agricultural land.South West Gate No2

Objective 1. To construct a farmhouse, a second holiday home
to hang around on weekends. (During covid many shifted to Alibaug, the safest place near Mumbai. Covid has triggered a boom in the real estate business in Alibag-Nagaon)

Objective 2. An investment purpose but not yet decided on the goal, you have surplus money and want to block it in the land that’s it.

Objective 3. Plotting out into smaller parts and then selling with a higher rate to generate more ROI

Objective 4. A professional investor will pay a higher rate to another party for immediate sale.

Objective 5. A hotel industry businessman would like to construct a resort, hotel, or couple of cottages and start a resort business on the land. Alibag-Nagaon is the ideal place and the demand for resorts is growing exponentially.

All these 6 motives I mentioned cover most people purchasing agricultural land in Alibag Nagaon.

So, whatever your plan or strong motive behind purchasing agricultural land, I am sure you may not be knowing or came across these points, I am going to reveal them here now. These are the learnings my father and my grandfather passed on to me. We are holding this piece of land in Alibag-Nagav and the land is with our family for 100-plus years. My grandfather purchased the land I guess in the 1940s much before I was born.

So let us quickly come to the domain tips and learnings of our Wakaskar family, which I am going to reveal to you today.

Point No.1 First and foremost check the soil of the agricultural land. A genuine highly fertile soil you can easily make it out from the texture of the soil even if you are not a farmer. Check the land should have good superfine soil. Get down and dig out a few inches at 5 random places in the land and see that you get superfine same-color soil without a single stone.

This is the first characteristic of a genuinely fertile ideal land. Now you are under impression that I am not going to do farming so the soil is not that important to me then you are WRONG.

99% of people make this mistake, few realize it later on and the rest never do.

The 6 goals I mentioned at the start have their roots deep inside the type of land you have.

pics4If you are going to build a farmhouse or second holiday home then the soil on which you liked to construct your dream house is the critical point. A fertile land always pays back in multiple ways

  1. Fertile superfine land has good water retention capacity. It stores rainwater at least for 3 months after the last rainfall from the surface of the soil till 1-2 ft underground.
  2. As you dig deeper you will get more moist soil and that is the rich water supply for trees on the surface.
  3. The trees on such soil are always lush green and fruiting all season. E.g. coconut trees. You will see all the trees are lush green and loaded with fruits provided you have not harvested them recently.
  4. In short flowers and fruit plants you will implant in the soil, will not only grow fast but flourish with their full-on strength. The quality of fruits/flowers of these plants is premium quality. You and your next generation will enjoy them for a longer period may be a couple of generations ahead.
  5. A Well in such land has huge natural water storage. Such well will never dry up, and in summer also there will be an ample quantum of water. I have never seen the bottom of the well on our property at Alibag-Nagaon.
  6. If your purpose is to build a resort then also you need a good organic plantation that will enhance the beauty of the surroundings and keep it cool all time, you save on air conditioning energy bills. The water need of the resort and hotel is huge. To ensure 24 By 7 water supply, the MIDC water connection may not be sufficient and need a secondary water supply, in that case, well water is a handy alternative for the swimming pool and kitchen, Bathrooms and showers, etc.
  7. Also check the water of the well, it should not be salty. It should taste sweet. 90% of the land near the sea anywhere in the world taste salty. Universal rule and applicable to all regions near sea lands.

In short, the quality of the soil matters a lot as I mentioned so check the soil before you purchase agricultural land in Nagaon-Alibaug near the sea or anywhere near beaches across India.
